Selling A Home? Ever Wonder What A Home Buyers Want To See But Won’t Tell You 2 comments

Selling a property can be stressful. You stage the house and even though so many people show up, you can’t seem to make the sale. Don’t give in to the first offer that you get just because you are not attracting too many people, especially if the buyer wants you to settle for a low price.  Here Is What Home Buyers Want To See But Won’t Tell You

You could rent your property by yourself, but if your ultimate goal is to sell, you shouldn’t waste any time with that. The truth is that there are many things that homebuyers really want from you that you may not know about.

Always Respond On Time

Behind integrity and honesty, it is important that you respond to people interested in buying your house on time. If you have listed your property online, this becomes more important because you don’t want people to think that you already sold your house. If they are comparison shopping, you may lose out a buyer to your competition in the market.

You Have to Do Everything

If you are selling without an agent, you must be ready to implement the 3 E’s. You should educate the buyer, empathize, and encourage. The buyer expects that you dish out what makes your unit better than the others in the market, which is where you must communicate the strengths of your property, walking the prospective buyers through the features to show that you are just exaggerating.

You must put yourself in the shoes of the buyer and understand that they may say some things that just mean they are getting cold feet and that you shouldn’t take things personally. The third thing you have to do is encourage the potential buyer to go ahead with the big decision and tell them how the house aligns perfectly with their priorities.

The Disappearing Act

When your buyers choose the house, it is important that you don’t disappear until closing day. The deal has not been sealed yet, and frankly, you will only make the whole affair look shady, prompting the buyers to look elsewhere. Don’t find excuses to not make contact. In fact, this is the time when you should be communicating the most. The most hectic tasks lie in the time between signing the contract and getting the go-ahead to draft one for an interested client.

Remove the Home Odour You Are Used To

You may not smell anything because you are used to it, but you need to be considerate about people who have never had a pet, don’t smoke, or are expecting nothing but clean air that smells like nothing. Sure, you can add scents to add to the appeal of the staging and get people to like your place, but if you don’t have a person outside of your household to give you honest advice, the best thing to do would be to stick to the safest option, which is clean air that smells like nothing at all.
